Top storey addition, Forsyth Street

The front of 27 Forsyth Street after the addition, with new lawn, planting and a picket fence
The project

Bought as an investment. We walked the property with the client during the inspection stage, before they had committed to buying, and worked out that the highest return would come from adding a top storey. The plans and approvals went through as a council CDC and were finished inside the three months before settlement, so construction could start immediately rather than waiting on a consent.

The work

What it involved

01

The goal

An investment purchase, where the return had to justify the work

02

Before the purchase

We inspected the property with the client while they were still deciding whether to buy

03

The strategy

A top storey addition was where the renovation value sat

04

Approvals

A council CDC, with all plans and approvals turned around in the three months before settlement

05

The result

A five bedroom, two bathroom home with all new external landscaping

Open-plan living room looking through the dining area to the kitchen and the rear deck, 27 Forsyth Street
How it went

Why this one ran to time.

Nothing on this job went wrong, and that is the point. The approval path was settled before the property was. Communication through the build stayed prompt and concise, which is what kept it to programme.
