Building in Queenscliff

Queenscliff sits at the north end of the long beach that runs to Manly, with the headland above it and Manly Lagoon behind. That gives most blocks one of two problems: a steep site on the headland, or low ground near the lagoon where council flood controls can set the floor level.

The housing is a mix of older cottages, post-war houses and apartment blocks, many with ocean exposure. Salt air decides the fixings, flashings and finishes as much as the design does.

How we work
What to plan for

Four things that shape a Queenscliff project

01

Flood and the lagoon

Land near Manly Lagoon can carry flood controls that set minimum floor levels and limit what can be done as complying development. The planning certificate tells us before we draw anything.

02

Headland slope

Steep, rocky blocks mean excavation, retaining and careful access. Those costs belong in the price from the start, not in a variation.

03

Salt exposure

Within reach of the surf we specify marine-grade fixings and coastal-rated products, so the finish lasts.

04

Apartments

Many homes here are in strata. Renovation work beyond the cosmetic needs owners corporation approval, and we prepare the scope they will ask for.

Why Amity

Four things you get in writing.

01

A flexible pricing structure

A complete itemised price before the job starts, so you can see what each part of the job costs before you commit to any of it, and a pricing structure that suits you.

02

One site supervisor who is on your job

Not running six others. The person who answers your call was on site that morning.

03

A published programme and a weekly meeting

You always know where the project is up to, and what is happening next week.

04

A defects walk, warranties, manuals and a twelve month check

Handover is a process with a date on it, not the day the last trade drives away.

“Jared has finished refreshing my fifty year old unit at Narrabeen. His communication was top notch through the entire process. He made it very clear what I needed to do on my end as the customer and he performed very high quality work every step of the way. Couldn't be happier with how everything turned out.”

FAQ

Building in Queenscliff

Where is Amity based?

Our office is at 8/30-32 Dalley Street, Queenscliff NSW 2096. We are open Monday to Friday, 7am to 5pm.

Is my Queenscliff property flood affected?

Some land near Manly Lagoon is. The planning certificate for your property will say whether flood controls apply. If they do, they usually affect floor levels and whether a CDC is available, so we check this first.

Can I renovate my Queenscliff apartment?

Yes. Cosmetic work generally needs no approval, but most renovations need approval from the owners corporation, and structural or waterproofing work usually needs a by-law. We prepare the drawings and scope the committee will want to see.

Does the first site visit cost anything?

No. We come and look, talk through what you want and tell you what it is likely to cost. No charge and no obligation.
